7 star Home Design
Efficient home designs do not need to be expensive, built with fancy materials or special construction techniques.
Infact a standard single storey 150-250sqm meter home can be very efficient reaching 7.0 stars without the need for double glazing, special insulation or sarking and roof blankets.
It all starts with the right block. A long North facing block, with the front of the house facing west is the most ideal. The garage will be located on the south west side. at least 3 to 4 meters should be the offset to the north fence. If there are large obstructions in the neighboring north side like a double storey house, then 6 meters is preferred as a minimum.
Utilizing good north orientated living spaces, with 2.7m ceiling heights and 600mm roof eaves, the home is half way there to good thermal efficiency. As the above floorplan shows, bedrooms should be in the north side. Garage, kitchen, ldry and bathrooms and other wet areas are to be located in the south side.
The above floorplan shows the living space is located in the centrer of the home to provide cross flow ventilation, as the corridor crosses the spine of the house.
These type of homes would benefit from siting on 30mm waffle pod type construction. Windows should not exceed 30% of total living space external wall m2.
